Process explained

  1. Once your down payment clears, we’ll send out your entire deed package via email using docusign.com (this makes the process more efficient, convenient, and saves tons of paper).
  2. This packet will include maps, photos, your Land Contract, Promissory Note, and Purchase Sale Agreement. Once you sign the documents digitally we will set you up on automatic payments (another way to save trees by avoiding payment coupons).
  3. Once you pay off your note in full, we will most likely close via First American Title Company and issue your Warranty Deed along with your title insurance. The county will then mail you the original recorded deed for your files. It’s that simple.
  1. The process of setting up the note usually takes about two weeks, and most of that is the time it takes for the county to process the paperwork.
  2. Once you make your final payment on the property, we’ll Issue you your Warranty Deed and get it processed/documented with the county (can take between 1-2 weeks depending on the county). At that point you own it free and clear!

Property specifics

  1. Versus the stock market, owning land is a tangible object that will only interest in value as time goes on. Last time I checked, more people in the world equals more demand for space to live but we can’t make more space–as a result land value increases.
  2. With the stock market you are at the mercy of algorithms and rise-and-falls of an industry built on the volatility of highs and lows. The wealthiest individuals in the world realize the value of raw land and they all have land in their portfolios–now, grab some of your own before it’s gone!
  1. Utilities?
    1. Unless specifically indicated in the description, most of the rural properties we represent do not have utilities. They’re perfect for a solar- or wind-powered “green getaway.”
  2. Ability to raise crops or animals?
    1. The majority of properties are zoned(allow) for raising crops and animals. You can almost do anything you’d like with the property.
  3. Property Taxes?
    1. The property taxes are typically current(up-to-date) unless otherwise stated and will vary from parcel to parcel. We will disclose the tax information in all of our listings.

Owner Financing explained

  1. Put your mind at ease, there are no credit checks, required documents, or inquiries about job/financial history. No more jumping through hoops with banks/lenders—simply put, you are already pre-approved. We have made this simple: you are dealing with the ACTUAL owner of the property. We will come to an agreement on the financing terms.
    1. You provide the down payment, we’ll provide the financing for you. Matter of fact, you can qualify for a lower interest rate if you choose to put down a larger down payment.

Feel at Ease

a. Do I need a real estate agent or attorney?

    1. We’ve simplified the buying process with straightforward, easy-to-read contracts. Of course, we encourage you to hire a professional if you think it’s necessary, but we’ve done our best to make the process easy for anyone to understand.

b. Is title insurance available?

    1. Yes, in most of our financed properties we will buy for you a title insurance policy in your name and close via First American Title Company unless otherwise stated.

c. What documents are needed?

None. Our process is so simple that no documentation is required.

a. Your property isn’t “locked in” until we receive your down payment. Before making arrangements to see a specific parcel, we strongly encourage you to pay your down payment to ensure that the property hasn’t been sold to someone else by the time you arrive. (Remember, your down payment is covered by our 100% satisfaction guarantee.) We’ll then make arrangements with you to visit the property at your own expense. Will give you maps, GPS coordinates, we’ll even connect you with a local surveyor.

a. We want you to be 100% satisfied with your purchase of rural land. If you’re not satisfied for any reason with the first 90 days after closing, simply call us, and we will either exchange your parcel for one you like better, or refund your note payments up to that point and take back the deed. It’s simple: if you don’t love it, we don’t want you to own it; we want you to be happy.
